Shops, suites and small industrial
Premises across Huntington and western Suffolk — maintained on a schedule, with a written record for every unit, and work timed around when you actually trade.
What a facilities manager actually asks
What do I get for a maintenance contract?
A sheet per unit, with numbers on it, that you keep. The test of a maintenance record is whether a different contractor could pick the site up from it, and ours are written to pass that test.
- Filters changed, sizes recorded on the unit as well as on the sheet
- Coils inspected both faces, condition graded, pressure drop noted
- Belts, sheaves and bearings set, part numbers listed, worn sheaves flagged
- Contactors, capacitors and terminals checked for pitting
- Combustion tested with instruments before the heating season
- Economiser travel driven, minimum outside-air position recorded as a number
- Condensate drains, traps and overflow switches cleared and function-tested
- Control schedule documented as actually programmed
Can you come out of hours?
Yes, and it gets agreed at the survey rather than negotiated on the night. Which hours you can actually give us is the first thing we establish, because it decides how the work is broken up and what it costs.
The dining room is hot but the kitchen is fine. Can you add cooling?
We could, and it would probably not fix it. A hood pulling harder than its make-up air can supply puts the building under negative pressure, so the front of house draws outside air through every gap it has and the cooling spends the evening losing that argument.
We measure extract against make-up air first. Where the answer is make-up air rather than more cooling, that is what we will say — even though it is the less profitable sentence.
Will you guarantee a response time?
No. We will tell you honestly where you are in the queue and call back. A printed number of hours gets broken on the first properly cold night, which is precisely when you would be relying on it — and a promise that fails then is worse than no promise.
What we look after
- Retail and trade countersDoor heat losses through a long heating season, and units that can only be reached outside opening hours.
- Restaurants and barsExtract, make-up air and the balance between them, plus the rooftop plant above them.
- Professional suites and clinicsZone complaints, after-hours running, filtration and outside-air rates written down rather than assumed.
- Small industrial and workshopsUnit heaters, extract and destratification, where ventilation matters more than cooling.
What belongs to another trade
- Hood cleaning and fire suppressionSeparate trades with their own certifications. We tell you what we saw and who should look at it.
- Roofing, curbs and structurePhotographed and reported. A unit replacement is the one moment a curb is accessible, and we will say so then.
- Electrical distribution beyond our isolatorsOurs stops at the disconnect.
- Oil tanksTesting, removal and remediation are tank specialists. We service the appliance and the line to it.
